East Cobb News recorded 31 home sales across five school zones during the week of Monday, July 20, through Friday, July 24, with prices spanning from $315,000 to $2.02 million. Transactions closed in the Lassiter, Pope, Sprayberry, Walton, and Wheeler zones.
The week's priciest sale was 511 Westbury Park Place, a 6-bedroom, 7.5-plus-bath home with 7,571 square feet in the Wheeler High School zone. It closed Thursday, July 23, for $2.02 million. At the other end, 940 Bobcat Court in The Village subdivision sold for $315,000.
The featured listing was 2304 Milstead Circle in the Landsdowne subdivision. The 4-bedroom, 2.5-bath home on 0.35 acres in the Sprayberry High School zone sold for $507,500 on Monday, July 20.
By school zone
Lassiter recorded five sales: Mountain Creek Estates ($1 million), Country Woods ($610,000), Cambridge Forest ($664,000), Highland Pointe ($1 million), and Falcon Crest ($499,000).
Pope had three: Rolling Acres on Meadow Drive ($620,000), Liberty Ridge ($450,000), and Rolling Acres on South Meadow Court ($640,000).
Sprayberry led with eight sales ranging from $320,000 in Pine Knoll to $1.5 million on Davis Road.
Walton posted seven, from $500,000 in Indian Springs to $1.5 million in Leighton Park, with a $1.265 million sale in Ashebrooke and a $940,000 sale in Indian Hills.
Wheeler also recorded eight, from the $315,000 Village sale to the $2.02 million Westbury Park closing. Other notable Wheeler transactions included $1.18 million in Old Paper Mill and $667,500 in Millbrook Farm.
Market context
That's down from the prior week. The July 13–17 period saw roughly 47 sales across East Cobb, including a $3.762 million Rivers Call estate in the Wheeler zone, East Cobb News reported.
East Cobb's median home price stood at $672,500 in the second quarter of 2026, with homes selling in a median of eight days, according to FMLS data compiled by Team Haigh. That outpaces the broader Cobb County market, where the Q2 median was $490,000 and homes sat for 14 days.
Realtor Wayne Legg of Coldwell Banker Realty noted in a separate July 2026 market update that East Cobb is seeing more inventory and more negotiating room than earlier this year, citing a median price of $498,500. The difference from the FMLS figure likely reflects a broader geographic definition or different time window.
