A civic group’s webpage labels Cobb County’s proposed zoning amendments “withdrawn,” but conflicting information on the page leaves the outcome of the Oct. 27 commissioners’ meeting unconfirmed.
The Powers Ferry Corridor Alliance page carries “WITHDRAWN” in its browser title. Its main text, however, still describes the 2026 vote as upcoming. A separate section explicitly documenting a withdrawal refers to similar proposals pulled in November 2024.
The distinction matters for homeowners tracking proposed rules that would allow detached accessory dwelling units, or ADUs, in single-family neighborhoods in unincorporated Cobb.
Under the county’s revised Chapter 134 proposal, an ADU would require a special land use permit approved individually by the Board of Commissioners.
The proposed size limits were 850 square feet or half the primary home’s gross square footage, whichever is smaller. Owners would have to live in either the main home or the ADU, and short-term rentals of either dwelling would be prohibited.
The draft also required at least one off-street parking space, connections to the primary home’s utility meters and compliance with setbacks, impervious-surface limits and applicable property covenants.
Other proposed changes addressed residential occupancy and overnight parking. The county proposed increasing the maximum number of vehicles regularly parked outside a garage or carport from four to five in specified residential zoning districts, while retaining a separate limit based on the home’s size, according to its housing-code explanation.
PFCA has publicized objections to the proposals, including concerns about rental activity, traffic and neighborhood character. Its page also notes supporters’ arguments that ADUs could provide housing for relatives and expand affordable options.
The Planning Commission hearing was held Oct. 6. Commissioners’ public hearings were scheduled for Oct. 13 and Oct. 27 at the David Hankerson Building in Marietta, according to the county notice.
The records reviewed do not establish the board’s final action on the ADU proposal or whether data center provisions in the same zoning package were handled separately.
