Thirty-seven homes changed hands across East Cobb during the week of Aug. 3–7, with prices spanning from $222,000 to $1.7 million, according to a zone-by-zone tally of agency reports and Cobb County property records published by East Cobb News.

The week's top sale was 570 Creekwood Drive in the Indian Hills subdivision, Walton High School zone, at $1.7 million. Two Lassiter-zone properties followed: 2442 Wistful Way in Brookview Manor at $1.6 million and 2950 Perrington Place in Northampton at $1.275 million.

The featured sale was a six-bedroom, three-bath home at 1680 Pinefield Road in the Willow Creek subdivision, which sold for $560,000 on Aug. 6. The 2,676-square-foot property sits on 0.37 acres in the Kell High School, McCleskey Middle School and Keheley Elementary School attendance zones.

Zone-by-zone breakdown

Sprayberry led in volume with 13 sales, ranging from $222,000 at 1550 Bells Ferry Road to $1.26 million at 2185 Waldrop Road in Castlebrooke.

Wheeler recorded six sales, from $420,000 at 2558 Sunny Lane in Red Oak Park to $875,000 at 3065 Brookview Drive in Indian Hills.

Lassiter posted five sales between $305,000 (4049 Tutwren Court, Sparrow Ridge) and $1.6 million.

Walton and Pope each had four sales. Walton ranged from $325,000 at 701 Serramonte Drive in Villas at Parkaire to the week's $1.7 million high. Pope ranged from $309,000 at 2726 Bentwood Drive in Bentwood to $905,000 at 2738 Twin Leaf Trail in Lost Forest.

Kell had three sales from $316,000 to $560,000. Two additional sales in the Marietta zone rounded out the week: $394,000 in Briarwood and $615,000 in Villages of East Park.

Regional context

The sales week coincided with the start of back-to-school season, when school-zone affiliation is a key driver of buyer decisions in East Cobb, according to the report. Across the broader 12-county Atlanta metro region, the median sales price held at $420,000 in July, up 1.2% year over year, according to Georgia MLS data published Aug. 11. Active listings rose 1.3% year over year to 22,972 homes, and pending sales fell 32% year over year for the fourth consecutive month.

"The market is increasingly being driven by consumers who are choosing, rather than chasing, a home," Georgia MLS chief marketing officer John Ryan said in the Aug. 11 report.

By comparison, the prior week's roundup saw a top sale of $2.775 million at 4505 Paper Mill Road in the Atlanta Country Club subdivision. This week's $1.7 million ceiling marks a notable step down from that high-water mark.
